Why is Blairgowrie one of the more demanding sites on the Peninsula?
Blairgowrie sits on the narrowest, most exposed stretch of the Peninsula. There is very little land between Port Phillip Bay and Bass Strait, and the weather crosses it freely.
The dominant factor is the southerly. It comes off open ocean, carries a heavy salt load, and is persistent through spring and into summer rather than occasional.
Second is the tea-tree — beautiful, and the reason the suburb looks the way it does, but it creates deep shade in some rooms while leaving others fully exposed as the sun tracks through gaps in the canopy. Rooms here are rarely uniformly lit, so a single fabric specification across the house tends to be wrong somewhere.
Third, this is overwhelmingly a holiday-home suburb. Houses sit unoccupied for long stretches, then get used hard.

Which blinds and shutters suit Blairgowrie?
Aluminium shutters on the weather side
Aluminium plantation shutters are the right product for any Blairgowrie window taking the southerly. They are weather-rated, do not degrade in salt air the way timber does, and closed over a window on an unoccupied house they double as privacy and security screening. On south and west elevations this is the specification we keep returning to.
PVC shutters everywhere else
For sheltered elevations and internal rooms, PVC plantation shutters give the classic shutter look with none of the moisture risk. They are unaffected by the humidity that comes with being this close to water on both sides, and they wipe clean between lettings.
Zipscreen, specified properly
An unscreened Blairgowrie deck is a nice idea rather than a usable space. Zipscreen outdoor blinds run the fabric edges inside side tracks, keeping the blind under tension so it does not flap, gap or tear. Tracked systems are the only outdoor screening we recommend here — free-hanging blinds do not survive.
Fabric openness matters. A tighter weave gives real wind and privacy protection, which is what most Blairgowrie decks need. An open weave keeps more of the view. On a large alfresco we often mix the two across different bays.
Blinds that suit uneven light
Because of the tea-tree, we usually specify room by room rather than house-wide: sunscreen roller blinds where sun breaks through the canopy, translucent fabric in shaded rooms so they do not become gloomy, and blockout in the bedrooms. Our full custom blind range covers all three on matching hardware, so the house still reads consistently from outside.
How should you specify for a house that is often empty?
A Blairgowrie holiday home spends more time unattended than occupied, and everything specified for it should assume nobody is watching. That means finishes that need no maintenance, hardware that resists corrosion without being rinsed, and where possible motorised blinds on a timer so the house presents as lived-in.
It also means component quality matters disproportionately. We use Acmeda componentry and specify to the exposure of the site, because a corroded bracket on a house you visit twice a year is a problem you discover late.
Common questions from Blairgowrie owners
Can I have timber shutters here?
We would generally advise against it on any exposed elevation. Timber is the least salt-tolerant of the three shutter materials, and Blairgowrie is about as salt-exposed as the Peninsula gets. PVC delivers a very similar look without the risk, and aluminium handles the weather side.
Will Zipscreens hold up to a southerly?
Yes — that is precisely what the side track is for. It keeps the fabric under tension so wind cannot get behind it and lift it. This is the difference between an outdoor blind that lasts and one that shreds in a season.
Can you install while we are in Melbourne?
Yes, provided access can be arranged through a neighbour, an agent or a key safe. A good deal of our Blairgowrie work is done exactly this way.
How do I handle rooms that are dark and rooms that bake in the same house?
Specify per room rather than house-wide. Use translucent fabric in the tea-tree-shaded rooms so they stay bright, sunscreen where sun breaks through the canopy, and blockout in bedrooms. Keeping the hardware and colour consistent means the house still looks uniform from the street despite three different fabrics.
What is the most secure option for an empty house?
Aluminium plantation shutters. Closed over a window they are a physical privacy and security screen as well as a window furnishing, and unlike a blind there is nothing exposed for the weather to work on while you are away.
