Window Furnishings for Holiday Rentals on the Peninsula

White plantation shutters fitted to a three-panel bedroom window

A holiday rental’s window furnishings work harder than any home’s: operated by a different set of unfamiliar hands every week, blamed in reviews when bedrooms are bright at 6am, and expected to survive salt air, sunscreen-covered fingers and the occasional over-enthusiastic toddler. Fitting a rental from Rye to Sorrento is its own discipline. Here is what we specify, and why.

Guests review sleep

Read any run of holiday-house reviews and light comes up constantly. Blockout roller blinds in every bedroom are the single highest-return furnishing decision an owner can make: simple to operate on first encounter, nothing to misuse, and dark rooms that get mentioned in the five-star reviews rather than the three-star ones.

The detail that matters is the fit. Blockout fabric alone does not make a dark room — light comes in around the edges and over the top of the roller. A custom-cut blind closes to the edge of the opening, which is precisely what a ready-made cannot do.

Specify for turnover, not for taste

  • PVC shutters in living and wet areas. PVC plantation shutters wipe clean between stays, have no fabric to launder or fade, and cope with the salt air that works on everything this end of the Peninsula.
  • Simple beats clever. A guest meets your windows for the first time at 9pm on a Friday. Chain-operated rollers and tilt-louvre shutters need no manual; anything that does will be forced.
  • Skip delicate sheers in high-traffic rentals unless the property trades on styling. In premium Sorrento and Portsea listings, S-Fold sheers photograph beautifully and lift the nightly rate; in a family beach house at Rosebud they are a maintenance line item.
  • Child safety is not optional. Corded internal window coverings are subject to mandatory Australian safety rules, and a rental hosting other people’s children should exceed the minimum — cordless, motorised, or properly secured cords throughout.

Motorisation for the empty weeks

Most Peninsula rentals sit empty midweek and off-season. Motorised blinds on schedules protect interiors from UV, make the house look occupied, and let a manager present every room identically before check-in without walking the house twice. Battery motors mean no wiring work at all.

Fitting around bookings

We work to changeover windows: measure on one turnover, install on another, coordinate directly with your property manager if you prefer, and leave the house guest-ready. Made-to-measure means installation is a fit, not a construction project.

The timing constraint worth understanding is that manufacture happens after the measure, not before. Everything is made to your windows, so a refresh that needs to be finished before the summer season has to start with a measure well ahead of it — not a fortnight out. If you have a date you are working to, tell us at the measure and we will be straight with you about whether it is achievable.

Common questions from rental owners

What holds up best in a high-turnover rental?

PVC or aluminium shutters. There is no fabric to stain, no cords to tangle and nothing that requires a guest to operate it carefully. They also clean in minutes between bookings, which matters when the turnaround is a few hours.

Can you install while the property is tenanted or booked?

We work to changeover windows — measure on one turnover, install on another. We can coordinate with your property manager, a caretaker or a key safe, and we do this routinely across the lower Peninsula.

Are sheer curtains a bad idea in a rental?

Not always, but they are a styling decision rather than a practical one. In a premium listing where photography drives the nightly rate they earn their place. In a family beach house they become something to launder and repair. We would rather tell you that up front than sell you the pretty option.

Do motorised blinds make sense in a house I visit occasionally?

Often, yes. A schedule protects interiors from UV and makes the house look occupied while it is empty, and battery motors need no wiring. In a salt-exposed position, specify the motor housing carefully — that is the component that suffers.

How far ahead should I book to be ready for summer?

Earlier than feels necessary. The measure is quick to book; the manufacture that follows is the part with a lead time, because nothing is off the shelf. If summer is the deadline, get the measure done well before the season rather than close to it.

What about the child safety rules for cords?

Corded internal window coverings are covered by mandatory Australian safety standards, and installers have obligations under them. For a property hosting other people’s children, cordless or motorised products remove the issue entirely. The authoritative guidance is published by Product Safety Australia.
